SBEM (Simplified Building Energy Model) is the UK Government's methodology for assessing the energy performance of non-domestic (commercial) buildings. It is used to demonstrate compliance with Part L2a (new non-domestic buildings) and Part L2b (existing non-domestic buildings) of the Building Regulations 2010. The calculation models your building's heating, cooling, lighting, hot water and ventilation systems against a 'notional' benchmark building. Your design must achieve a Target CO₂ Emission Rate (TER) and Target Primary Energy Rate (TPER) that meets or beats the notional model.
SBEM assessments must be submitted at design stage and post-construction. Greens Surveyors handles both, minimising the risk of late-stage redesigns.
